Many condo and apartment buildings ask for advance notice, a reserved service elevator or the contractor's details before a repair visit. Check with management before you book a time.
Kendall is one of Miami-Dade's largest communities, with houses, townhouses and condos around Dadeland. We connect Kendall residents with independent contractors for refrigerator, washer, dryer and dishwasher repair in five covered ZIP codes.
Kendall is an unincorporated area and Census-designated place about 14 miles southwest of downtown Miami. U.S. Route 1 forms its eastern edge, with Pinecrest beyond. Palmetto Bay is to the southeast, Palmetto Estates and Richmond Heights to the south, and Three Lakes to the southwest. The Crossings is to the west, Kendale Lakes to the northwest, Sunset to the north and Glenvar Heights to the northeast. Dadeland Mall and The Falls are both in Kendall, as is Miami Killian High School.
The name goes back to Henry John Broughton Kendall, a director of the Florida Land and Mortgage Company, which bought much of the land from the State of Florida in 1883. Development was slow at first, and a post office opened in 1914. Today the Census counts close to 80,000 residents.
The U.S. Census Bureau's American Community Survey (2020–2024 estimates) counts about 32,500 homes in Kendall, with roughly 79,600 residents. About 40% are single-family detached houses, 16% are attached homes such as townhouses, and 43% are in buildings with two or more units, including 18% in large buildings of 50 or more units.
The median home in Kendall was built in 1978, so many kitchens and laundry areas have been remodeled at least once. Appliance openings, water lines and dryer vent routes don't always match today's standard sizes, so measuring the space and noting anything unusual helps the contractor come prepared.
About 62% of occupied homes are owner-occupied, so most residents arrange appliance repairs themselves. If you rent, check your lease first, since your landlord or property manager may handle repairs.

In multi-unit buildings, a leaking washer, dishwasher or refrigerator water line can reach the unit below. Know where your unit's shut-off valves are.
Townhouses often put the laundry closet upstairs. A drain pan under the washer and a quick-close shut-off valve limit damage if a hose fails.
If your community has an association, check its rules on contractor parking and access before the visit.
Many people use “Kendall” or “West Kendall” for a much wider area than the Census-defined community. If you live west of Florida's Turnpike, you may be in Kendale Lakes, The Crossings, The Hammocks or Country Walk. Each has its own page with its own ZIP codes. The ZIP code on your mail is the simplest way to check.
Kendall's housing is a real mix. Census estimates show about 40% detached houses, 16% townhouses and other attached homes, and about a third in buildings of 10 or more units. A repair in a Dadeland-area condo involves building access and compact appliances. A repair in a single-family home is more often about garage laundry, long dryer vents or a second refrigerator.
Whichever kind of home you have, the process is the same. Tell us which appliance is acting up and what it's doing, and give us your ZIP code. You'll be connected with an independent contractor who serves your area, and you discuss the diagnosis, price and timing directly with them.
These are the four appliances we connect homeowners for. Each guide explains common problems, safe checks and when to call.
Not cooling, leaking, ice maker problems or new noises. In compact kitchens, leave a little clearance around the unit so warm air can escape.
Refrigerator repair guideWon't drain or spin, leaking, shaking or not starting. Upstairs laundry closets make a drain pan and an easy-to-reach shut-off valve especially important.
Washer repair guideNo heat, long drying times, loud noises or not starting. Vent ducts that run through interior walls can be long, so slow drying is often an airflow problem.
Dryer repair guideNot draining, not cleaning, leaking or showing an error code. Leaks under the cabinet can go unnoticed; check the floor after a cycle if anything seems off.
